Marwood is the community located at River Road and Piney Branch Road in Potomac. This community is new, and most homes are only a few years old. Toll Brothers is still building in this community, and this home has just been completed and is ready for occupancy.
They claim that this home is overlooking the Potomac River. To say this is a stretch is putting it mildly. You may be able to see a little bit of the river in the distance if you look very hard through the trees, but there is not much to see. You had better be looking in the winter to see this little bit, because in the summer, there is not a snowball's chance in Hades you will be able to see any water.
I always wondered what the allure of Marwood was to home buyers. The community is almost treeless, and because of this the community seems sterile. There are big homes on 1-acre lots, with zero charm. There is so much more value in other parts of Potomac. I could not in good conscience bring a buyer to this community unless they twisted my arm and promised they would not hold me accountable upon resale.
The interior of this home has about 10,000 finished feet. It has all the formulaic features, but is bland overall. Maybe with some decorating and color this home will show better. I think they will have to reduce the price by a cool million dollars to sell.
