This is a lovely neighborhood about 5 miles outside of Potomac Village just off River Road. Built by Gosnell in the mid-1980's, these homes are quality built on mostly 2 acre lots.

This home is located at the end of the court on a lovely landscaped lot. All brick and well maintained, this house has nice curb appeal and plenty of room for a family.

A huge oak shades you from the sun as you walk to the frond door. A large hardwood foyer brings you into a formal space to welcome guests. A library and dining area are adjacent and are nice size and scale. The decor is a little stale, but some paint and color will bring these spaces right into place. The kitchen has been nicely renovated with granite and updated appliances. There is space for a large kitchen table with room to spare. A slider to a deck overlooks a pool and large, lovely lawn. The family room has a brick fireplace centered on the side wall with built in cabinets on both sides. There is a door in this room as well to allow access to the back yard and deck.

Upstairs has hardwood throughout which is a nice touch for an '80's home. The 4 bedrooms are large and the 2 baths serving them original. The master is large and the updated master bath and sitting area is nicely done. There is plenty of living space on this level for everyone.

The basement is fully finished with plenty of light. A wide area way takes you straight out the side of the home and provides easy access for large furnishings. A full bath here is original but perfectly suited to support a nanny suite on this level. A workroom and storage finished off the basement area.

This is a nice home in a lovely neighborhood. The price is right on this home - the neighboring home sold for $1.45 during the height of the market. Although this may need some decorating help - paint is cheap. Most of the hard and expensive stuff is already done. This home has been reduced $100K to generate interest. I think once folks get back into the buying mode in September - this should sell within a few percent of the asking price.

It is unusual for me to look at a home's address in Potomac and not know where it is located. I was unfamiliar with the "Falls Farm" subdivision. Not much goes on the market for sale here - which is usually a good omen for a community. When people like where they live - they stay.

Falls Farm is on the northwest side of Falls Road near Copenhaver. Built in 1997 by Kettler Brothers, it is a relatively new community for close in Potomac. There is only one entry - on Falls Farm Drive. I have been passing it on Falls Road for years and never pulled in. It was nice to see a community that is well maintained and beloved by its owners.

This home is a brick colonial with nice curb appeal. The foyer is 2 story and adds a sense of space to the first level. Hardwood flooring here is light oak and continues through the formal space in the living room, dining room and den/office. The kitchen is large and bright with a long island. Corian counters are a bit dated - but cabinets and appliances are nice. Anyone that really wanted to update would only have to spring for some granite to update the space. A large breakfast room is added on the back of the kitchen with doors out to a lovely deck.

The upstairs is carpeted - typical of homes built in the late 90's. Bedrooms are teen size and nicely painted. The master is large with 2 large walk-in closets. Plenty of space for wardrobe and shoes. The master bath is white tile and gold accents. This can be updated if need be - but looks fine as it is.

The basement is large and unfinished. It has a step down and an exit to the outside. There is plenty of space here to add bedrooms or home theatre. There is also a rough-in for a bath for the next owner to utilize.

This is a nice home in a lovely community. Not much has sold in this community since it was built in the late 1990's. It is hard to gauge a price. I think it has been priced reasonably based upon the information available. There may need to be some adjustment - as there is a lot of inventory in this price range. The home is adjacent to power lines which is going to turn some buyers away. Time will tell to see if this home will sell or be reduced. Stay tuned - I will update you on what happens.

My favorite section of the "East Gate of Potomac" subdivision is on the south side of Democracy Boulevard. These homes were built in the mid-1970's and did not follow the contemporary bent of the rest of East Gate. With great schools, location and the Potomac zip code - the community is a winner.

This home is larger than it looks from the outside. The home is currently being spruced up for sale and looks great from the curb. The foyer is large with nice hardwood floors which carry throughout the main level. Updated powder room and nicely re-done kitchen will save time and money for the new owners. Granite counters and island open into a breakfast area and the family room. A slider leads to a large deck overlooking a lovely backyard.

The upstairs has 5 bedrooms and 3 full baths. The baths have been updated but not fully renovated. The yellow, blue and pink tile in these baths remind you the homes were built in the 1970's. The cabinets and fixtures HAVE been updated and do not need immediate attention. Overall a great upstairs.

The basement is large and freshly carpeted. Plenty of space here to utilize in any way you like. A half bath and "bedroom" can house overnight guests and a separate storage area has plenty of room for shelves and boxes.

The last home similar sold earlier in the year at $950k. It had a breakfast room addition but may have been a bit smaller. This one shows well and is priced well. I see the final number somewhere around $945K when the home gets to settlement.

Bedfordshire is a great community located on the south side of Glen Road - just off Falls Road. Built in 1972 - this community has been a favorite of both first time and move up buyers in the Potomac market.

This home is located on a communal driveway just off Beechgrove Lane. A brick and frame Dutch Colonial - it has nice curb appeal and looks as though it has been well maintained. The foyer is hardwood and the home looks to be freshly painted. Newer beige carpeting lead you through the living room and family room.

The kitchen is original with yellow Formica counter tops and older cabinets. There is a new stainless fridge in the kitchen that could fit into the kitchen upgrade for the new owners. There is a laundry room just off the kitchen and an updated powder room to finish off the first floor.

Upstairs has 3 teen size bedrooms and a larger master bedroom. The master bath seems original with yellow and white tile. There are some replacement windows installed in the upstairs bedrooms - but other windows are original.

The basement is a blast from the past. A faux corner fireplace and burnt orange carpet lining a bar bring you right back into the early 70's. A slider to the backyard brings in light which gives this room lots of potential. There is nice space here to refinish to your liking. The backyard is nice and a manageable size. It backs to some parkland and to adjacent neighbors.

This home will need updating once a new owner gets title. It seems to be in good condition but definitely needs updating. The home will ultimately sell at somewhere near its assessed value. It does not warrant a premium. Others selling in the neighborhood were better outfitted and more up to date. Look for this to sell somewhere between $715k AND $730k.

This home is located at the end of Goldfinch Drive - which is a dead end street just off Copenhaver Drive. Backing to Watts Branch Park - this home offers plenty of shade and decent privacy.

This painted frame home offers one level living and was built in 1974. Painted bright yellow with brown trim - it seems well maintained and offers a rare one level floor plan in Potomac.

This home is "U" shaped which forms a courtyard at the front door. There is plenty of room out here for a patio, garden or just a place to sit sheltered from the wind. The front door opens to a shallow hardwood foyer that overlooks a wide open floor plan. You can see from front to back from the entry - through the living room and sun room addition. The kitchen is on the right side of the home and is rather nice. Granite counters and a large eating area highlight the room. A full fireplace and brick wall are the centerpiece of the breakfast area. A door from the kitchen also leads out to a side entry with steps to the front of the home.

The sun room addition has a tile floor and is rather large. Windows bring in light and a side door allows access to stairs to the basement walkout and patio. There are pine trees surrounding the home and you will need to be prepared to clean your gutters at least every few months. There is a ton of pine litter on the steps going downstairs that should be cleaned up to allow this home to show well. It is slippery and dangerous - be careful using this stairwell.

To the left side of the foyer is the living area. 3 teen size bedrooms and a master suite branch off the wide hallway. The hall bath is original as is the master bath. The home is in good shape but shows its age. It would not take much to bring this into the 21st century and out of the 70's. Paint, carpet and mouldings would make a huge difference here.

Downstairs there is a large finished basement area with double sliders going out to a brick and slate patio. The carpet is poorly installed and does not show well in this room. Some new carpet and a coat of sealant and paint on the paneling would make this room show much better. There is good light from the sliders here and this room could make a great place for a recreation room or home theater. There is an unfinished storage area on the front side of the basement with laundry and a small room that looked as though it was used as a darkroom. There is also a small bedroom and newer full bath down here.

There is not much of a backyard here as the topography slopes down away from the house. The open space behind the home will not be build on in the future, but also has high tension wires which will turn off some buyers. This model is smaller than most in Copenhaver. The top floor is just over 1990 square feet. With about 1000 additional finished square feet in the basement it should sell for somewhere around its assessed value of $705,450.

How hard is it to find a 3BR home in Potomac for less than $380K? Pretty hard. Only 3 other homes have sold below $380K in the past year. Whenever I see a list price this low, I am curious to see what you get for the money.

Fallsberry is just off Falls Chapel Road on the west side of Falls Road. It is a community of very nice town homes that were built in the middle of the 1980's by William Berry. At the time - these were upscale town homes that rivaled some single family homes in the area. Overall this is a nice community in the Churchill cluster in a great location.

During the 1980's Montgomery county forced developers to put aside a percentage of each project for moderately priced housing. Called MPDU's - (Moderately Priced Dwelling Units), these homes were typically smaller and hidden away from the main project. The homes could not be sold without restrictions by the purchasers for a period of 10 years. Any profit made on these homes sold before the 10 year period was to be split with Montgomery County and reinvested in the program.

The downside to MPDU units is they generally were 2 levels with 3 bedrooms up and one full bath up. There was generally NOT a powder room on the main level. Anyone needing to use the bathroom had to run upstairs to use it. A small price to pay to be able to swing a home in Potomac and send your kids to Potomac schools, right?

This home is an end unit built behind a grouping of homes on the main street. It is a bit hidden away - which can be good. In this case it is. The home faces a wooded area and has good privacy. The home is frame construction and seems to be in well maintained condition.

The front door takes you directly into the family room and breakfast area. There is a pass through to a recently renovated kitchen with new cabinets and granite counters. The appliances are nearly new - and the kitchen shows beautifully. The home has hardwood throughout the first level.

This home has a powder room adjacent to the kitchen. This is a great (and rare) feature in these homes and makes a big difference in quality of life. Kudos to the forward thinker that added this feature.

The upstairs is typical with 3 small bedrooms and a nicely updated hall bath. There is not much you can do with this limited space. The home is uncluttered and nicely painted. It is ready for new owners to just move their stuff in.

This home is well priced and a great entry into the Potomac market. There will ALWAYS be a market in Potomac at the lower price point. The last home similar to this sold a year ago for $369K. The market was not as good back then and that home did NOT have a powder room on the first floor. I see this one selling at close to list within 60 days. Nicely done!

Much of Fallsreach was built in the late 1970's and has established itself as one of the nicer neighborhoods in Potomac. Although there are many homes here that have never been updated, many have been beautifully remodeled. This one had been lovingly and tastefully upgraded and is a "must see".

This home looks great from the street. With a nice yard and well maintained exterior it has great "curb appeal". The home looks like it does not have a garage from the street. There is not a driveway - per se - in front of the home. This home has a communal driveway at the property line that leads you to a garage behind the home underneath the house.

The foyer is open and lovely. Tasteful paint and decor highlights the extensive mouldings. Hardwood gleams and continues throughout the first level. A large office on the right side is filled with built in bookcases. The living room on the left side is large and bright.

The kitchen is a "Chef's Kitchen". A pot rack over the center island is a beautiful focal point. Copper pots are a nice touch - it seems as though the owner is really a chef. The dining room is adjacent and is nicely proportioned. The family room on the other side of the kitchen is large with a beautiful fireplace centered on the side wall. A large deck in the rear is a nice spot for a glass of wine in cooler times.

Upstairs has 3 teen size bedrooms - all tastefully done. The master bedroom and bath have been updated and look great. The hardwood floors are throughout the upper level and really shine. This upstairs should please the most picky buyers.

The basement is finished and is bright and open. This could be used for a home theatre, a playroom or home office.

This home is priced right and is a good value in Fallsreach. It should not be around long as it is shows better then most of the competition at this time. Look for this to sell reasonably quickly within a few percent of offer price.

11728 Le Havre Drive - Lake Normandy - $1,199,999

Lake Normandy is a lovely community that is on the eastern side of Falls Road just south of Tuckerman Lane. Many of these homes were built in the early 1980's and were marketed for a "move-up" market within Potomac. Most of these homes are over 3200 Sq.Ft. and some are even larger. This home is just under 3500 square feet and has been recently renovated.

The home is tucked in at the end of a cul-de-sac with extensive landscaping. The home has nice curb appeal with brick and frame construction. The slate walk brings you to the covered front door. The foyer is open and airy with an open stairwell going to the second level. The only remnant of the 80's left in the decor are pickled hardwood floors. Although the style is dated, in this home they blend well into the design and decor.

This home has been redone top to bottom. The rooms are nicely decorated and painted. The design is a contemporary French Country design. Shows very nicely - but is a little busy. The paint, wallpaper and decor should fit nicely with most furnishings. The dining room and living room are large and light. The family room runs along the back of the home flanked by a sun room and the kitchen. A stone fireplace is the center of attention and is wired for TV above the mantle. A slider goes out to a large deck overlooking a nicely landscaped yard. This is an irregular lot. It has an unusual shape and backs to Falls Road. The landscape shelters any view of Falls, but you can hear traffic going by.

The kitchen is French Country with built in banquette for seating and large kitchen island. Two double gas ranges are side by side and truly make for a Chef's kitchen. The decor and style may not be to everyones taste, but it is lovely and I am sure an expensive renovation when done.

The upstairs has 3 large bedrooms and an updated hall bath. A large master suite is beautifully updated and should impress most home buyers. The laundry room is also on this level. This is a convenient feature that usually makes the person responsible for laundry in the home very happy.

The basement is large and fully finished. It is windowed and allows lots of light to flood this area. There is plenty of room down here for whatever you may want to use it for. A full bath and lots of space would be a great place for a Nanny, Inlaw or guest suite.

This is a very nice home. Originally priced at $1,299,000 it has been reduced by $100,000 to try to generate interest. The only reason this home has not sold it it has a ton of competition in this $1.2MM price range. It is certainly worth the price based upon features, upgrades and size. The home next door sold earlier this year for more than this so I am not concerned about an appraisal. Ultimately - to compete with other homes in this range and to get it sold - it will have to be reduced in price. Although this is priced fairly - homes in this range need to be COMPELLING values in this difficult market. To sell quickly - this needs to be reduced by $100k to generate interest. I see this one settling between $1,085,000 and $1,125,000 when it gets to settlement.

Every once in a while I go to see a home that makes me say "WOW!".

When you know the neighborhoods as well as I do, you make assumptions of what a home is going to look like before you get there. Renovated and Expanded are descriptors in listings that you really must take with a grain of salt. Some agents use these terms loosely - so you really have to see a home to determine how renovated and how expanded.

Potomac Commons is a lovely neighborhood back behind Hadley's Park. I was curious to see what $1,150,000 would buy me here, as the price tag seemed high for this neighborhood.

The house is on a corner lot and has great curb appeal. The yard is beautifully maintained with a green lawn and nicely trimmed landscape. The home is also neatly kept - with a lovely side entry garage that makes the home profile look large.

There is a hardscape path in the front of the home leading you to the front door. The foyer is large and well lit with marble tile set on a diagonal. The mouldings are upgraded with crown and picture frame moulding that carries through the stairwell going up. There is a renovated powder room in this front hall with upgraded cabinetry and stone counter tops.

An office with extensive built in shelving is to your right and a large dining room to your left. Both rooms are beautifully decorated with tasteful paint and wall treatments.

As you walk through the hall towards the back of the home you will be stunned. A large addition with cathedral ceilings acts as a family room. Lots of windows and a slider to a stone patio let in lots of light. A large formal "bar" room with a extensive bar and back bar fills the room. This room is nicer than many bar areas in some of the top restaurants in D.C. Three lovely hanging light fixtures and a tin tray ceiling make this room a stunner.

The kitchen and large breakfast room is adjacent to this space and has been completely redone. With glazed cabinets and granite counters this kitchen will be the envy of all of the cooks in the neighborhood. With top end appliances and hardwood floors this kitchen shows like a model. This space is very well done.

There is also a large laundry room and exterior exit adjacent to the garage. The access door here leads out to a fenced area covered with AstroTurf for the dog. What a nice touch and will be attractive to any pet owner.

A large stone patio in the back is a beautiful private oasis. With a large water feature and plenty of room for outdoor furniture - this is a great hideaway or a wonderful place to entertain. A path around the side of the house has a hidden putting green to allow the golfer in the family time to sharpen their skills. What a nicely thought out exterior.

Upstairs has 3 teen size bedrooms and a large master. Both the hall bath upstairs and the master bath are completely redone. The carpet is in great shape and the paint is fresh and neutral.

The half basement is nicely finished and has a full bath. There is a room currently used for storage that is finished and could certainly house a nanny. Although not a full basement - the large addition upstairs minimizes the need for a large finished basement.

This home shows beautifully. A lot of thought was given to the renovation and the decorating and paint are superb. The furnishings fit the space and are informal enough where you feel at home instead of like being in a model home.

This is currently the most expensive home in Potomac Commons. It is also the nicest I have seen. I think the list price is a bit high for the neighborhood but it is NOT a crazy number. Someone looking for a beautiful neighborhood and a "turnkey" home where all the renovations are complete this may be perfect. The price may not be an issue. My concern is getting an appraiser to agree with the value to allow a normal mortgage loan on the property.

I think that the home is worth up to $1.1mm and I would not be surprised to see a contract come in at this number. I will also not be surprised to see it settle at a lower number that may be caused by a low appraisal. The listing agent will have to put some time in to find comps that will make sense to an appraiser and support the value.

This is a lovely brick home on a quiet court in Fallsreach. Sited on a third acre, this 1984 home has held up beautifully. Well maintained - this home has nice curb appeal on a safe cozy cul-de-sac.

The large foyer is open and light. Patterned ceramic tile is a bit dated, but high quality. The large living room is hardwood with plenty of windows and light. An office off the foyer is a great spot to pay bills or work from home. The family room is hardwood with a lovely stone fireplace centered on the side wall. The updated kitchen is adjacent with tile floor and granite counter top.

The dining room is typical for a home in this price range with hardwood and upgraded mouldings. A covered screen porch is a nice escape from the summer mosquitoes and provides shelter from the cool fall wind. A large deck runs the full length of the house and is a great place for a party. The home has good flow for entertaining.

Upstairs has 3 teen size bedrooms and an upgraded master suite. The master bath is a step up from the master and is beautifully redone. Glass block shower room and nice cabinets will please most home buyers. The hall bath has also been redone nicely.

The basement is finished and currently used as a home office. There is a slider out to a slate patio and the windows allow light to brighten a normally dark basement area. There is more space than meets the eye here. The space is broken up into small rooms to suit the current owners needs. Some of these partitions can be removed to allow a lot larger expanse in this area.

This is a nice home and a quality neighborhood. The Churchill cluster schools are a big draw. The home is priced aggressively compared to past sales. I see this one settling closer to $915,000 when settlement occurs.

This is a nice colonial on a corner lot in sought after Fallsreach. Built in 1982 - this home has been well maintained. The center foyer is hardwood and is typically formal. The living room is large and dining room is well lit. The colors and wallpaper throughout this first floor are dated and probably original.

The kitchen is large and has plenty of room for a family size table. The resilient flooring and Formica counter tops are original. It looks like some of the appliances have been updated and would easily shift over to a new kitchen should the new owner decide to upgrade.

The upstairs has 3 good size bedrooms and a nice master suite. The baths are original and are looking a bit tired. The wallpaper theme continues and cost to remove will have to be factored into any offer.

The basement is finished and has good light. There is an exterior exit to the front driveway which is a nice touch. This is also where you would enter the 2 car garage. There is space here for a TV and gaming area - but the garage on this level limits your finished space.

This home has good bones but will need updating. The corner lot shows nicely, but the home is sited on a diagonal which limits your usable yard space. The price point below 900K will certainly generate interest. Any offer though will also take into consideration the amount it will take to bring this home up to date. Look for this one settling between $850K to $870K when the ink dries.

Montgomery Square is lovely community located north of Montrose Road and East of Falls Road. Built in the late 1960's - this is one of the few remaining "affordable" communities in the Potomac zip code.

This is a lovely home on one of my favorite streets in Montgomery Square. With a brick front and extended concrete driveway - this home has nice curb appeal. Although it does not have a garage - the extended concrete drive leaves plenty of space for 2 cars.

This home has been completely updated. Windows, door hardware, switch plates, kitchen - nothing has been spared. This is a true turnkey opportunity for someone that wants an established neighborhood without the time consuming and expensive upgrading.

The colors of the fresh paint are very tasteful and timely. The carpet and decor are timeless and show very well. The kitchen is lovely with new maple cabinets and stainless Kitchen Aid appliances. The hardwood is in great shape and a large office on the first floor is perfect for someone that works out of the home.

The bedrooms upstairs are all nicely decorated and decent size. The floorplan has been reworked here to provide additional space in the master bath. It is large then most, and the space taken from the adjacent room is unnoticed.

The basement is partially finished and has room for TV and game boxes. A wall of closets can keep the kids games organized and clutter off the floors.

The yard is fenced and nicely maintained. There is a shed for tools and mowers that would normally stay in a garage. This is a nice spot for a summer cook out for all of your friends and neighbors.

With all of this said - the upgrades come at a price. At $729,500 the homeowners are looking to get every penny they spent for upgrades back out of this home. In the Churchill school cluster this price would be a no-brainer. In the Walter Johnson cluster - it is going to be tough to get this price - even if it is offered. The house a few doors down sold at $50K less just a few months back. A home on Atwell sold at $730K in May - but it had a nice addition on the back and carport which this home is lacking. Although this home has great upgrades, the appraisal will be tough, even if the price is offered.

This is a good home to watch. The tasteful upgrades may lure someone to pay the price. If they do, it will mean good things for everyone else in Montgomery Square. More likely - it will settle between $690K and $710K when all is said and done.

I'm Back ! Time to Focus on Potomac Once Again!

I have been on a sabbatical for the past few months from my reviews.

Things have been incredibly busy ~ and I have had the opportunity to sell a whole lot of Real Estate.

I spent the month of July in China with my 2 beautiful daughters. They have been raised in the award winning Chinese Immersion Program at Potomac Elementary ~ and wanted some practice.

Fox Hills is a very large community on the South side of Tuckerman Lane east of Gainsborough. Built in the late 1960's - the community has been updated over the years and is one of the best choices for those looking for a home below $1mm in Potomac.

This home is on a quiet street with a nicely landscaped yard. The foyer is bright with black and white tile. The family room is to the right with a nice fireplace centered on the wall. The living room is on the left with lovely hardwood leading back to the dining room. The dining room is typical for a home of this era - with a french door leading out to a narrow screened porch.

The kitchen has been updated with cream cabinets and solid surfaced counters. The island is topped with ceramic tile - that may or not be to your taste. The flooring is terra cotta tile - which seems to be in great shape for its age. The appliances, while not new - are in good condition. there is a table space breakfast area which gets great light from the sliding glass door leading outside.

There is a large 2 story addition behind the garage along the back of the house. With cathedral ceilings and an open loft - this is lovely space. The upstairs has 3 large bedrooms that share an original hall bath. Although not large - it is nice space and the access to the office loft makes for convenient access.

Fallsreach continues to be one of the most popular communities in the Potomac area. With lovely single family homes built in the late 1970's and early 1980's - this community sells very well - especially when priced right. This beautiful brick colonial is located on a cul-de-sac which only adds to its charm.

This home has been well maintained on the exterior and has great curb appeal. The foyer is bright and freshly painted and looks great. Hardwood floors on the this level are in fantastic shape and show well. A living room on the right side is good size and well lit by 3 large front windows. River Falls is located about 5 miles beyond Potomac Village off River Road. With most of the homes sited on at least one acre - this community has great spacing between homes, and plenty of room for the lawn of your dreams.

This home is a lovely brick colonial with a wide circular driveway. Nicely landscaped and maintained - this home has great curb appeal. Nicely pruned trees provide shade where needed - but still allow light through the floor to ceiling windows.

The foyer is large and open with beautiful hardwood floors. A large office is to your left and a spacious living room to your right. This is a lovely colonial floor plan. The dining room is large and bright and looks out on the rear of the home. The kitchen has been updated with granite and lovely cream colored cabinets. It is adjacent to a large breakfast area with a view of the pool and large backyard.

The family room is fabulous. A floor to ceiling stone fireplace provides warmth and coziness in a large room. This would be a fabulous house to entertain. Attached to this room is a large screened porch that looks out onto the fabulous yard. A fenced pool will keep all in the family cool in the summer with plenty of room for chaise lounges and suntanning.

The upstairs has 5 bedrooms. There are 4 large bedrooms - all with lovely hardwood floors. There are two updated baths that service these four bedrooms in addition to a large master suite. The master bedroom has a large sitting area - 2 large closets and a fabulous master bath with shower and whirlpool.

The basement is fully finished with Berber carpet and nice decor. There is a au-pair suite with a full bath in addition to a large finished area with fireplace that would make a great recreation room or home theater.

Overall - this home is finished beautifully and shows very well. The home based upon recent sales is priced well - and should sell pretty quickly in this brisk market. The only down side to this property is it backs to River Road. There is not much traffic on River - and a row of fast growing Leland Cyprus would quickly screen this area from view and cut any residual noise.

Kudos to the agent for prepping this home well - marketing it well and pricing it well. The reward for hard work will be a quick sale at somewhere between $1,050,000 and full price. If there are competing bids - this could actually go slightly over asking price.

I have been spending a lot of time in this neighborhood over the last few weeks. The more time I spend here, the more I like it. Great location and great schools make this community and easy sell. With well tended landscapes and larger lots - this community has moved up on my must see list for Potomac buyers.

This home sits on one of the nicest lots I have seen this year. With over a half acre - this lot has lovely trees - but enough sunlight for a fabulous lawn. I was joking with one of my buyers that I would kill for a yard like this one. The home has great curb appeal. A wide driveway provides access to the separate 2 car garage and additional driveway parking for those with larger families.

The entry is covered and opens into a nice foyer that opens into a large living room. The dining room flows through to the back of the home and looks out on the lovely back yard. There is a first floor guest suite tucked away to the left of the foyer with its own full bath. A great location for a room - and out of the way of the family for privacy.

The family room is square with a fireplace on the far wall. Barnwood accents may not be to everyone's taste, but is easily removed. A sun room has been built behind the Family room with access directly. Good size and done in ceramic tile, this room can be used for three seasons or more. Windows keep out the cold and let in the sun heating this area even during the chilly fall. This is a great add on for this home.

The kitchen has been beautifully renovated with stainless and granite. A large breakfast area looks out onto the side yard with plenty of space for all around the table. The laundry area is in a mudroom area adjacent to the breakfast room.

The upstairs has tired green carpet leading up the stairs and halls - but this is easily replaced. The master bedroom is small for Potomac - but has good closet space and a surprise exterior door in the walk-in closet. Open the door and you have your own private sun deck that occupies the roof of the sun room downstairs. The master bath is a blast from the past. Green laquer cabinets match the carpet outside. Mirrors galore and a sunken green soaking tub with brass fixtures. Very early 1980's. This would be on my short list of things to replace if I were the new buyer.

The other 3 bedrooms upstairs are good size and share a updated hall bath. There is good light in all of these rooms - and any kid would be happy to grow up here.

The basement is huge! It is partially finished (and well done) and includes a half bath. Although the finished area is not super large - there is plenty of space for expansion should the new homeowner want to add to the space.

Although I love this house and lot - it is priced a bit too high for the neighborhood. Even with all this home has going for it - it has too much other competition in Potomac to sell for $995K. Look at this one to sell for between $935K and $960K when all is said and done.

Copenhaver is on the Northwest side of Falls Road and is a lovely community of single family homes. Home of Cold Spring Elementary - this is a sought after neighborhood because of its schools and proximity to all that Potomac has to offer.

This is an all brick split that has been completely redone. The landscape is meticulous and every bit of the home has been brought up to date. This is what all homeowners dream of doing when buying a home in an older community but few ever do.

This is the Baltimore model - one of the more popular floor plans in Copenhaver. This home was expanded in the rear to expand the kitchen and add a breakfast room. There is lots of space and the renovation was very well done. The rooms on the main level are all "Supersized" and staged beautifully. There is not much not to like here. The lower level has a family room, laundry area and mud room.

The upstairs has a wide center hallway and a beautiful master suite. Four additional large bedrooms - 2 with their own baths finish off the top floor. Even the most critical home buyer will appreciate the way this home flows.

The back yard is flat and fenced nicely. The grass is green and fenced along the back property line of this large lot. The major downside to this dream home is the high tension wires that cross behind the home. The property backs to the right of way for the electric company. Although there are some large trees screening much of the view- the wires are still visible. This home was originally listed at $1.2mm. It has since been reduced to $1.175mm. This is still too high. Although redone beautifully the high tension wires are a deal breaker. It is hard to justify the premium price with the wires crossing the back horizon. This one is assessed at $904K. It is worth a $100K premium Look for this one selling in the $1mm to $1.05 range when the right buyer comes around.

While legally this area is called Potomac Commons - most refer to this neighborhood as "Fox Hills West". These homes were built in 1970 for the move up market. They were considered large for the day at just over 3000 square feet on the living levels. The neighborhood and designs have stood the test of time. Fox Hills West is still one of the nicer communities along the Falls Road corridor.

This home has very nice curb appeal. Made of brick and frame with a covered front entry - the lawn and landscape are well cared for. What usually looks this good on the outside - carried through to the inside. I was not disappointed.

The large foyer is impressive with square polished tile. The formal entry is typical with a large living room on the right with a centered fireplace. A large dining room is to the left with plenty of space for a large table. The family room is behind the stairwell along the back of the home. A slider brings you out to a nice deck overlooking a fenced back yard. Although this lot is only 1/4 acre - it seems much larger as it backs to the Watts Branch Park.

The kitchen has been recently updated with granite and white appliances. A breakfast area has room for a real table and real family. A large window allows the light to really brighten this area. A laundry and mud room is adjacent to the kitchen and allows access to the garage. Muddy kids shoes can be changed here to keep the rest of the home tidy.

The upstairs has a large master bedroom with sitting room and recessed lighting. Lots of closet space and an updated master bath complete the room. The other bedrooms are teen size and share a hall bath that has been somewhat updated. Overall - a nice floor plan upstairs.

The basement is HUGE. This space is open and 63 feet long. With a sliding glass walkout to the back - this space has huge potential. If this basement had a full bath it would be close to perfect.

This is a nice home that has been very well maintained. Many of the upgrades have been done - it is ready for someone to bring their ideas and design to make it their own. The location is fabulous as are the schools. The neighborhood has stood the test of time and is still one of the "go to" neighborhoods in Potomac.

This one has a lot of updates and has been kept in very good condition. The $879K price tag may seem rich for the neighborhood - but it is not far off the mark. I see this selling around $845K when this finally gets to settlement.

Winterset is a gem of a neighborhood that runs parallel to Glen Road in Potomac. Built in the early 1980's - these homes have it all. Great location, great schools and great floor plans keep the neighborhood in demand.

This home is tucked off of Winterset Drive on Winterset Terrace. With just over a third of an acre - this home is screened by trees in the front. When you peek in behind the trees the home is pretty - frame built with natural stone highlights and chimney. The yard is well kept and the slate walk leading to the front door gives it good curb appeal.

The foyer is spacious with a living room on the left and a dining room with fireplace on the right. The wide hall adjacent to the stairwell leads back to a large open family room. The room is large with windows all along the back of the house. The light just amplifies the space. The kitchen is large and updated with granite and high end appliances. Especially cute is a corner pantry with a etched glass door.

There is lots of square footage in the kitchen and family room. This space is open and great for entertaining. There are closets galore for storage of coats, pots and pans and Costco groceries. There is a room with washer and dryer that has built in "lockers" for kids to store coats, backpacks and instruments. Anyone with kids will appreciate this lovely touch. The back of the house has a nice tiered stone patio and a grassed area for the kids to play. Although not deep - this space is more than adequate for everyday play and entertaining.

The master suite is also on the first level. Tucked in behind the stairs - the room is large with a wonderful master bath suite. This home is a must see for those that want a downstairs master - a tough find in the Potomac market.

Upstairs there are 4 large bedrooms. One is located above the master bedroom and has it's own bath. This would be perfect for a guest room or nanny. The other 3 bedrooms are large - one can be further enlarged by opening a set of pocket doors. Once again - there is plenty of space in this home. There is a laundry room here (and downstairs) with closets for linens and towels for the baths. The bathrooms have been cleverly updated with bead board and look nice. Although this is a design not everyone will like - it works in this home.

The basement is finished with a billiard room and large area for TV and video. There is a full bath here - and plenty of storage. The space is flexible and it is easy to picture "your" stuff here.

This is a lovely home - and a lovely neighborhood. Originally listed at $1,344,000 - this home has been reduced by $70K to its current price. Although this price may be justified by square footage - the house will find extreme competition in this price point. The home has been enlarged - but it is a bit out of balance. There are lots of other homes in this range in Potomac that have more to offer. This home may find a buyer at this price - but more likely closer to its assessed value when all is said and done.

Where Have I Been? The market is HOT!

The best way to figure out if anyone is reading what you write on-line - is to stop. I have gotten over 20 e-mails asking if the Potomac Secret Agent has taken a sabbatical. I have to apologize to all my patient readers. It is not as if I have stopped seeing and reviewing homes. I have been incredibly busy selling my listings and finding homes for my purchaser clients. THE MARKET IS HOT!

After a very difficult 2009, 2010 started off strong. Between the $8000 tax credit and pent up demand - the market is as strong as I have seen for years. Low inventory, motivated sellers and buyers looking for a bargain have really given a boost to our local market.

With that said - what does it mean to you?

If you have been waiting to sell a home - stop waiting. The market is back. There is little inventory in the Potomac market - and those homes that are priced right are selling quickly. Some of them are recieving multiple contracts and selling at above market price.

For all of you that want to enter the Potomac market - or sell your home here to move up - Don't Wait!Prices are already increasing in our marketplace. I see a 5% to 7% increase in prices in Potomac this year. The only segment of the market still suffering is the $1.3mm and above. Larger down payments and stricter lending guidelines are decimating this segment of the market. The deals to be had in this segment of the market are extraordinary.

River Falls has always been one of my favorite communities in Potomac. It has a fantastic cohesiveness - and is a neighborhood where many that grew up here - come back to raise their families. I feel there is no better reason than that to put this community on your must see list.

Brickyard Road connects MacArthur Boulevard and Falls Road. The road defines the eastern border of River Falls, and has a series of traffic circles to keep speeds low. This home is hidden from the street by some large pines - and there was no hint of traffic noise from inside.

This is a formal colonial with a typical center foyer. Living room left and office right - the home is nicely decorated. As you work your way back to the kitchen - you notice BOLD decorating choices. Colors are avant garde and some may say cutting edge. Every good Realtor will tell you - Paint is cheap.

The kitchen is lovely. Taking a page from HGTV - they have opted to leave out upper cabinets in the kitchen area which gives the room a much different feel. There is an enormous center island - granite and base cabinets - that will provide a stage for any home cook. A back wall of windows brings plenty of light into this space.

A door to the deck provides access to an incredible outside space. A large spacious deck leads to a screened in gazebo to allow you to enjoy the cool evenings without the bother of ubiquitous mosquitoes. A fenced yard and garden is a lovely backdrop to the deck and will be a joy for those with a green thumb or pets that need a fenced area.

Although this is a nice home - it is a bit over the top from a decorating standpoint. The kitchen has an interesting plan - but maybe not the most practical. There is not a exhaust to the cook top - the kitchen cabinets are IKEA and the "flow" is cumbersome. Not the best choices in a $1mm+ home. With that said - I see this settling at a discount from list price. The cost to tone this home down and "fix" the kitchen will be calculated into any offer. Look for this to settle at around $1,050,000 when the ink is dry.

Glen Oaks is a lovely community just off Glen Road in Potomac. Built in the late 1960's - this community has been a sea of renovation over the last few years. Great schools (Churchill Cluster) and good location makes this neighborhood a perennial favorite.

This is a brick and frame "Pine Forge" model located right on a cul-de-sac. Although this home has not been updated - it is on a great lot and is ripe for picking. Replete with 1970's wallpaper in the bedrooms - this will need a head to toe update.

With that said - it is also priced to reflect it will need work. There is a bunch to be desired about the location and lot. A large screened porch and fenced yard provide a private oasis for summer evenings.

The home has good bones. Hardwood throughout - nice mouldings - built-in and bookshelves the assets outweigh the liabilities. Someone that is handy - or is willing to do the update will get their investment back dollar for dollar.

It is going to take someone with vision to see what this house "could be". I think that someone willing to take the plunge and spend the time to renovate will be handily rewarded. Look for this one to sell in the $760K to $775K price range.

Fallsreach is a community of Single Family homes built in the late 1970's off Falls Chapel Road. These brick and frame homes are ever popular, and is a destination for the move up market from smaller Potomac Communities.

This home is located on a "pipestem" lot off of Reach Road. Although I am not usually a fan of shared driveways - this group of homes was done extraordinarily well. The homes face each other giving them a "cityhome" feel with plenty of parking and nicely groomed landscape. This brick colonial has a great yard and really seems to have been well taken care of.

The formal entry of this home is nicely tiled with a typical colonial floor plan. The walls have been finished with a decorative plaster and paint. It looks nice - but may not be to every ones taste. The decor and trim are well thought out and the home shows beautifully.

As you walk to the back of the home the room opens up. The kitchen and back of the home have been extended with a high end renovation. High end stainless appliances - lovely Silestone counters and cathedral ceilings make this home perfect for entertaining. An adjacent family room is a perfect place to retire after dinner to watch the news or read the paper.

The bedrooms upstairs are good size with a large hall bath. The master bedroom is updated with a nicely done bath and new windows (Throughout the home)

Downstairs is a finished basement with a walkout to the back yard. A full bath and bedroom is perfect for an in-law or nanny. There is still room remaining for storage, TV or exercise.

A recent sale in Fallsreach on Reach Court supports this price. I see this one selling within 30 days between $935K and $950K.

The fabulous part of Red Coat Woods and East Gate homes is the way that folks renovate them. This is one of the few communities that were developed exclusively with Contemporary design in the Potomac area. Built in the early 1970's many have been beautifully renovated - all of them a little bit differently.

This home is across the street from a home I reviewed last week. Both are renovated - both done differently. This home has had a multi story addition on the front to extend the foyer area and stair landings. The addition made a big difference in the feel of the home - and is very different from the home across the street.

This home is on 3 levels. The bottom level is for the Family Room - Powder Room and storage. The Family room here has been used as an office with lots of built-ins and storage. Large windows flood the room with light. The powder room on this floor is the only remnant of the 1970's left in this home. The orange sink made me smile - and looks great in this design.

The second level and kitchen was renovated in the late 1980's early 1990's. Although not completely up to date - the modern white still works in the decor today. The hardwoods and large windows give an open feel to the space. The wooded lot is true to the modern design - bringing the outside in. Any lover of modern will like what they see.

The bedrooms are typical for a home of this style and era. Lots of glass - lots of light and in this home - lots of built in storage. This home has a lot going for it. The two car attached garage makes the price "right on".

This is a nice home that is ready for some inexpensive upgrades. The price is right at $769,000 and the market should snap this house up priced at this level. I see this one selling within a few weeks at around $760K.

Windsor Hills was built in the late 1970's off Gainsborough Road backing to Cabin John Regional Park. Mostly brick colonials, these homes were built for the "move up" market. There was a need for larger homes for those that grew out of other Potomac communities with smaller homes. This is still a fabulous community with good schools and great location.

This home is one of the nicer homes I have seen in a long time. The home is neat as a pin with great curb appeal. Fresh mulch, edged beds, daffodils blooming - it looks like a postcard from the outside. This lovely vision foreshadows what you find inside.

A formal foyer and beautiful decor greet you as you enter. The paint, furnishings and trim are all impeccable. The rooms are light and updated - all done with good quality materials and good taste. The back of the home has been extended to add a fantastic kitchen. White cabinets galore with high ceilings and plenty of storage. The white subway tile and stainless appliances will please both the cook and designer. This looks like a page out of House Beautiful.

The kitchen looks over to a cozy family room with lots of windows out to the back yard. Although not super large - the yard is fenced and beautifully groomed. Shrubs, flowers and specimen plants will be a great canvas for the artistic gardener.

Upstairs too is pristine. How can kids rooms be so neat? Nicely painted and tidy - you can just move your kids stuff in. The hall bathroom is already updated. There is no need to spend time at Home Depot after buying this home. The master is light, airy and large. The master bath is an oasis after a long day at work.

The basement is fully finished with integrated storage throughout. A full bath and bedroom area for a nanny is no surprise in a home that has everything. there is plenty of room down here for the kids, home theatre and hobbies.

So, what is this worth? I think it is priced fairly at $1.1 million. I will have to hope that my wife does not somehow find this gem - or I may find myself moving. I don't think this one will be on the market for more then a few weeks, if that. Nice job by the homeowner in preparing the home for sale - and the agent for pricing it right.

Potomac Woods is a lovely community of single family homes on the east side of Falls Road in the Richard Montgomery Cluster. Usually one of the better values in the Potomac market, those who do not mind the Richard Montgomery schools can get a bargain.

This home is the sole resident on Downham Way. Located near the water tower - this home is a corner lot with great curb appeal. A nicely maintained lawn - and painted brick front - this home begs you to come inside.

This is a colonial with a small tile foyer. The living room has been converted into a billiard room - with brown decorative paint and nice patterned carpet. A bar in the corner of the room will make this spot a favorite for pool players. A small powder room with high end vessel sink is lovely. The sink does not convey - and a sign promises it will be replaced before settlement. A small office is adjacent - and opens into a beautiful kitchen extension.

The kitchen is not large but beautifully finished. Granite and high end appliances complement the warm wood cabinetry. Lots of storage and separate pantry with sliding drawers will make any cook happy.

The kitchen opens to a back family room and dining room with skylights and cathedral ceilings. A nice bright room - the drywall will need to be repaired where seams are popping in many spots on the wall. Even with this problem - this is very nice space.

Upstairs are 2 nice size bedrooms and a lovely master suite. One of the bedrooms has been converted to a sitting room for the master. This could be converted back to a fourth bedroom if really needed.

The basement is finished very well. Although not large - the recreation room is well lit and cozy. A great place to watch movies or relax in front of a game. Laundry is also on this level as is a bath with shower. There is also some storage on this level.

This is a very nice house that shows like a model. If it sells at the list price of $769,000 it will be the highest sale in the subdivision in the past year by almost $100,000. This will have a tough time appraising - even if it does sell at full price. Although I am sure that with the improvements made - someone could justify the list price - it will be the most expensive home in the neighborhood.

I think this is a great home - but will have trouble selling at this price. This is more likely to sell in the $700K range when settlement does take place.

Turning Creek is a lovely enclave of attached homes just off Seven Locks Road across from the Heights School. It backs to Cabin John Creek Park - and is close to all commuter routes, shopping and great schools.

This home was built in 1984 and recently updated. The renovation is very well done and will please the most critical home buyer. You enter on the lower level into a tile foyer. The stairway to the living level is on your left and a powder room on the right. The hall leads you to a large family room that has a nice brick fireplace and windows to the yard.

Upstairs is the main living level. The kitchen is very nicely done with windows in the front looking out towards Seven Locks Road. The white cabinets and high end appliances surround a granite island that serves as a table in the small breakfast area. Although not large - this space is nicely done.

The dining room is large with a bay window looking out the side of the town home. This allows in plenty of light and makes the room look larger. A large living room is along the back. You look out on a lovely slate patio and at least 100 acres of parkland. Nice view - and nice yard for a home of this type.

Upstairs is the sleeping level with 3 bedrooms. The two smaller bedrooms are beautifully painted and decorated. They show very well The smaller bedroom is used as an office and would work as a great nursery. The master is large and light with a nicely updated master bath. Overall - this gets a thumbs up.

The last home to sell here was a year ago and closed at just under $600K. That was a much slower market - with much higher inventory. Although this may be priced a bit high - it is reasonable in this market. This is a turnkey home that needs nothing more then the new buyers furnishings to make it theirs. I see this one selling within 5% of the list price within 30 day.

Red Coat Woods is located adjacent to East Gate and is the home to many of Potomac's contemporary style homes. With lots of woods and third acre lots - it is a great spot for these 1970 era contemporary homes.
