10100 Norton Road - River Oaks Farm - $3,195,000

This is an impressive estate home on a gated 2 acre lot. Near the corner of River Road and Norton Road, this home is securely fenced and has extensive screening from trees in the front of the home.

This home was sold in September of last year. The new owner put a lot of work in this home whose décor had become a bit stale. A job relocation for the new owner brings this stately beauty back to the market.

This home is impressive in stature. The all white brick structure has a columned front and high roof. The circular drive is barren of any landscape making the grounds look a bit antiseptic but allows the clean lines of the home to shine.

The Porch and surround of the home have been done in marble. This touch seems a bit out of place with this architecture, but is not unattractive. I am guessing the owners found the marble would get slippery when wet, so they installed adhesive traction strips to mark the path and secure footing. These DO detract from the entry but safety does come first.

The front marble foyer is impressive. Beautiful marble floors and high ceilings greet you. The Spartan decorating allows the beauty of the mouldings and architecture to shine through. The stairs lead you up to an open walkway above. The open space is breathtaking.

This home has embassy sized rooms. All of them are large enough to be impressive but remain balanced and in scale with the structure. This balance is difficult to find in homes of this type. The décor lends a great deal to the attractive nature of this home. This is a great example of “less is more”. Quality finish work, quality woodwork and quality furnishings and art make a rich impression.

The library impressed me. Located in the right wing of the home it is beautifully finished in wood with built-ins and pre-wiring for TV and stereo. The owner obviously shares my love of music with ultra high end stereo and speakers in this room. The 26 x 19 foot room is large enough to live in. A fireplace, access to outside, TV, music and books….what more would you need (besides direct access to the wine cellar?)

The kitchen and baths have been nicely renovated with quality materials. Quality faux finishes and Trompe L'Oeil are nicely done and must have cost a pretty penny. The breakfast area is bright and lovely. There is something impressive at every glance.

The 6 bedrooms upstairs are all embassy sized, and the master bedroom and bath would not disappoint even the most critical of buyers. There is a door from the master suite that takes you out to a balcony that wraps around the entire left side of the home. From this vantage point you can see the pool and pool house that would be a cool oasis for entertaining in the humid Potomac summers.

The basement is finished and impressive in size.. A large entertainment area, a sauna, wine room; all of the features you would expect in a home of this size. Once again, the finishes are top notch and the build quality excellent.

This home is one of the more impressive I have seen in this price range. It is in a great location, close to the village and within 30 minutes of the White House. This is a tough price range in this market. This would get much better exposure if the price was below the $3mm mark. It should sell, but I would doubt the seller will be able to get all of the money they spent on improvements out of this beauty. It may take a while to find the right person to fall in love with this home that can afford it. This should go in the high $2mm range.

  1. holy cow. do you think one agent will get a commission twice on this (gasp) $3M house. Let me get this right: $90k is 3%, right?

  2. Sack, The work that this agent will have to put in to get a home of this price sold in a Buyers market is more then anyone can imagine. Yes, your math is correct, but keep in mind that the 3% is generally split with the Realty firm, and there are a lot of expenses associated with getting a property of this pedigree sold. Thanks so much for the comment, please continue to check in!
