1107 Cedrus Way - Fallsmead - $739,000

Fallsmead is a very popular community in the Potomac area. Close to everything with a great sense of community, this neighborhood is usually on the top of the list of move up buyers looking for Potomac.

Cedrus Way is a cul-de-sac located just off Fallsmead Way. It is a mix of house styles that were built in the late 1960's. This home is a well maintained brick colonial at the end of the court. Nicely landscaped, this home has great curb appeal. It is much larger then it appears from the street. A two car garage is located underneath the home. The driveway runs along the side of the home to the rear of the home to allow access to the garage.

The center foyer is typical colonial with nicely maintained hardwood floors. A large piano sized living room is on the right with Family room left. The family room has a nice brick fireplace and entry to the kitchen and breakfast area. The kitchen was redone in recent years with white cabinets and granite counter tops. It is nicely done and fits in with the rest of the home. An eating area adjacent to the kitchen has a sliding glass door to a lovely deck overlooking a large and nicely landscaped yard. This lot is larger then many in the community at 1/3 acre. This will be a great selling feature.

The upstairs has 5 bedrooms and 3 full baths. All of the bathrooms have been updated at some point, but none recently. They are in good condition and can be upgraded at the leisure of the new owner. The bedrooms are all good size and also have hardwood.

This is a nice home. It is a little bit cluttered, and would show better if some of the "stuff" that we all accumulate was boxed up for the move. The en-suite bath in the smaller bedroom upstairs should be painted. While stars on the wall may have been in fashion, or to someones taste in the family...fresh paint will show better.

This home is listed at $739,000. If enough folks see it the home could generate multiple offers and get full price. If not, it should settle in the $715K to $725K range within 45-60 days.

1105 Cedrus Way - Fallsmead - $709,000

There has been a great deal of activity in Fallsmead over the past few months. The homes that are priced right and properly prepared for sale are selling quickly. Those that are not clean as a pin or overpriced are languishing.

This home is at the end of a cul-de-sac off Fallsmead Way. It is a 4 bedroom, 2.5 bath home built in 1968. It looks nice from the street. The yard is tended, the position at the end of the court keeps traffic down and the Wootten Schools are a good draw.

The foyer is welcoming with a laminate tile throughout the foyer and updated powder room. The living room,,family room and dining room have hardwood that are in good condition. The family room also has a nice brick fireplace that warms the room.

The kitchen has been updated at some point, but the original avocado appliances remain. The floors seem to the the same laminate tile that is in the foyer and powder room, but the color does not match. It would be nice to have them consistent. The Smithsonian may have some interest in these older appliances, but someone paying $700K for a new home will not. The kitchen is on the short list for renovation.

There are 4 bedrooms upstairs with original baths. The older carpets do not show well and would be better off taken up. The home will show much better with the clean hardwood.

The basement is unfinished and has a walkout to the yard. The floor is finished in Linoleum square tile, probably original to the home. The basement has potential to be finished. It smelled dry and would be some welcome additional space in this smaller colonial.

This location has a lot going for it, but the home does not compete with others in the extended Fallsmead community. All of the homes currently on the market are in much better cosmetic condition. Cedrus has a better location since it is not on busy Fallsmead Way.

I will be curious to see how much the home on Infield settles for. It is under contract and settles tomorrow, March 16th. It was listed for $749,000 and I should settle at $725K or more. This home is gorgeous and showed beautifully. It had a lovely lot that showed much better then the Cedrus property. It has also been completely redone.

The final settled price of Infield will set a precedent for the Cedrus property. Cedrus would be more reasonably priced at $674,900 where it may get some traffic and maybe an offer.

1215 Fallsmead Way - Fallsmead - $739,000

This is one of two homes on Fallsmead Way for sale. I reviewed the home at 1219 Fallsmead on December 12th. I will provide a link at the end of this review.

This is a pretty home. With great curb appeal, the seller has properly prepared this home for sale.

This 4 bedroom 2.5 Bath colonial shows nicely and has an updated kitchen with small breakfast area. The kitchen has a nice delft tile back splash and windows let in plenty of light.

These colonials were built with a large family room and fireplace just beyond the breakfast area. The room only has one entrance which isolates is from the rest of the home. I do not like this feature, but some do like the privacy.

The bedrooms upstairs are all good sized. The hall bath is original, but the master bath has been updated.

All of the homes on this side of the street have the 2 car garage under the home. You drive behind the home to get your car in. This can be awkward, but is consistent in this part of Fallsmead. The basements in these models are small as half of the basement area are allocated to this garage.

The lots on these homes pose a challenge to homeowners. Because of the slope and rear garage retaining walls are a necessity. This home has very nice stone retaining walls in the backyard that work beautifully. This is a nice (and expensive) touch that separates this home from others.

This home entered the market last week priced at $739,000. Immediately the competition 2 doors down matched the price. This home shows better and should sell first. It should sell at $725,000.

1219 Fallsmead Way - Fallsmead - $795,000


There are some nice homes on the market in the Fallsmead subdivision. One is prettier then the next. This also means competition is fierce. Competition for buyers means the consumer is going to get a good deal.

This home is a well maintained colonial in the attractive Fallsmead subdivision.

This home was built in 1968 and has been through at least one update. The home is in good condition, but somewhat dated. The kitchen has held up well, and is certainly functional. It is due for an upgrade, and anyone buying will have this on their list of things to do.

The 4 bedrooms and 2.5 baths are decent sized and appropriate for neighborhood. There is a 2 car garage in the back of the home, and may be a bit challenging to use.

With great location, great schools and Potomac address, this home has lots going for it. It also has lots of competition. At $795K it is a bit overpriced. There are homes on Bettstrail Way and Infield Lane that are superior to this home and cost less. This one will have to come in below $725K to sell before its competition. If not, expect to see Bettstrail and Infield sell before this one.
