Horizon Hill is a lovely community bordered by Falls Road and Wootton Parkway. Physically located in the City of Rockville - this is one of the communities that is served by the Potomac zip code.

This home is just off Wootton Parkway. It is a brick colonial that seems well maintained and has good curb appeal.

The foyer has been recently updated with laminate tile floor. The living room and dining room both have hardwood. The powder room too has been updated with the same laminate tile It is painted baby blue which somehow fits the vintage.

The kitchen is original - including the "Harvest Gold" appliances. The furnishing and decor throughout bring you back to the 70's when this home was built. The family room has a nice stone fireplace and hardwood floors. A slider goes out to a small patio.

The upstairs has two teen size bedrooms, one kid size and a decent master. The bathrooms are all freshly redone in tile laminate (Must have gotten a good deal on this tile) - and will both need updating in the near future.

The basement is unfinished. It has laundry facilities and a fireplace that would look great when the basement is finished.

This home is older but has "good bones". It will certainly be an ongoing project for someone that wants is willing to make the improvements - but this neighborhood is one of the few to get a home this size for under $600,000. The neighboring home at 1435 Longhill Drive settled for $550K in January. This one should settle in the neighborhood of $560-$575K when the ink dries.

This home is locate just off Falls Road in the community of Horizon Hill. Located in the Richard Montgomery school cluster, this community is well maintained and a must see for first time Potomac buyers.

This home has nice curb appeal With partial brick and a porch covering the front door, the elevation is both pretty and practical.

The foyer is dark hardwood and formal in nature. The balance of the first floor is also hardwood, but lighter in color. The Living room and dining room are nicely painted and well maintained. The kitchen has been renovated with granite countertops and small breakfast area. The family room has a fireplace and stucco treatment on the walls. French doors lead you to a deck overlooking a small backyard.

The upper level has a master and 3 additional bedrooms. The bedrooms are kid size and are serviced by a hall bathroom. The master is nicely updated and should satisfy most homebuyers in this price range.

The basement is finished with indoor/outdoor style carpet. There is a full bath and plenty of space for the family. There is room for a large TV or playroom for the kids.

This is a nice home in the ever popular Horizon Hill neighborhood. Kersey Lane is busy during peak travel times during the day. This will be a factor in marketing this home. The yard too, although well kept, is small - especially in the back where it slopes steeply near the rear of the property. The market for homes in Potomac below $700K has been very strong this Fall. Sales are brisk, and prices in this segment are rising. Although priced a bit high at $639K, this should bring between $610K and $620K once settled.

Horizon Hill was built in the mid 1970's and is a favorite for buyers moving up to the Potomac market. In the Richard Montgomery cluster, the homes here are usually priced a bit less then those in the Churchill school cluster. This presents an opportunity for those buyers that do not place Churchill as high on the buyer checklist.

This is an attractive split on a quiet street in Horizon Hill. The description of the listing led with one word..."WOW!". I was curious to see what the fuss was about.

You notice while walking up the front path that the home had stone veneered to the outside of the house. While it looked great from afar, it did not look as good as you got closer. I wondered if it was misinstalled. It would be foreshadowing to what I would find as I went through the home.

There is terracotta tile in the foyer leading into the kitchen. You step down to the left into a large family or living room with nice hardwood floors. There are upgraded can lights in this room that were done nicely. This is probably the nicest room in the home. The dining room is attached, and has a yellow faux finish painted on the wall. The kitchen has an addition on the back for a breakfast table with lots of windows and natural light. There is granite and pickled oak cabinets that don't quite go with the terracotta tile on the floor. The back splash behind the range is not very attractive. The kitchen is dirty and poorly painted. This room will need to be spruced up when the home finds a buyer.

The upstairs has a master and 3 teen size bedrooms. The bathrooms are upgraded but very poorly done. The master bath has Corian counters and faucets that look dated and are not in style.

Downstairs is done in a hardwood style Pergo. There are two room additions on the back. One is a sun room and the other can be an office. There is a leak in the sun room and it looks poorly constructed. A home inspection is a must in this home. The stairwell leading to the lower level is carpeted in Berber style carpet. A Corian bar and higher end "Zodiac" sink are on this basement level. A full bath behind the bar leads me to believe that at some point this may have been a nanny suite.

The backyard has a pool and large Jacuzzi under an arbor. The base of the Jacuzzi is stone, once again, poorly finished.

This home has good bones, but all of the improvements look as though they were poorly done in the past. Because of the way this home presents, it is going to be difficult to buy this home near its current price. I suspect some of the work will have to be redone, and I cringe to think what the home inspection may turn up.

I think this home needs to be cut in price by close to $100K. Only time will tell what this will finally sell for, but it has already been reduced considerably from $869K in February. I will re-visit this home and report back once it goes under contract.

10 Hearthstone Court - Horizon Hill - $720,000

Horizon Hill is a family community on the Rockville side of Potomac. This community feeds into the Richard Montgomery HS cluster.

This home is at the end of a quiet cul-de-sac. With a Tudor front elevation, this home has some unusual design features that may not be to everyones taste.

This is a good sized home. With 4 bedrooms upstairs and a possible 5th BR or office on the first level, this home can house a large family. The basement is finished with a full bath and has plenty of room for kids

The kitchen is updated in the last 10 years and is in decent shape. The powder room on the main level is mirrored with black fixtures....groovy 1980 style.

The back of the home is bumped out with a bar and breakfast area. This unexpected space has great potential. A former owner must have been a brick mason, or tile installer. From stone floors, to updated tile and granite in baths to a stucco finish on all interior walls...this decor will not be to attractive to the majority of buyers. These finishes will be very expensive to change, so you have to love it. I feel this finishing job will prevent the home selling near the list price.

The home is clean, large with lots of potential. Any offer will probably reflect the cost to redesign the walls and stucco finishes. I see this one finally selling around $640,000.
