7960 Inverness Ridge Road - Inverness Forest Townhomes - $469,500

Listed by Long and Foster

Google Map Here

Inverness Ridge Townhomes are located just off Seven Locks Road between Bells Mill and Democracy Boulevard. These 3 bedroom Townhomes are deceptively large, and are a great entry point for those wanting a Potomac Zip Code.

This home is contemporary in design and in great condition. The hardwood floors in the foyer take you past the kitchen into a combined Living Room Dining Room area. The rooms are bright with all windows on the back of the home. A slider brings you out to a nice size deck with a view of a tiered and fenced back yard.

The kitchen is large with a nice breakfast area along the front windows looking out over the front of the home. The kitchen is dated, but in good condition. You could certainly live with this until you had time or money to update. A large pantry and plenty of cabinets have plenty of space for expansion.

The upstairs has three large bedrooms with hardwood floors. The master has a small bathroom that has been nicely redone. The hall bath is in good condition and will nicely service the remaining two bedrooms.

The basement is fully carpeted with a fireplace and door to the back yard. This would be a great spot for a TV and entertainment center - or - could be used as an additional bedroom if you needed the space. A half bath, laundry and lots of unfinished storage space completes the basement level.

The price on this home is right in the ballpark of where it should be. The last few sold had more upgrades, but this price range is hot. If it is priced right - or close - it should sell for close to the ask price. I see this one selling reasonably quickly for around $460,000.

13 Lakenheath Court - Inverness Forest - $820,000

Listed by Long and Foster

Google Map Here

Inverness Forest is a large community with a mix of housing types and styles. It is convenient to shopping with good schools and a great sense of community. This is a nice colonial with great floor plan at the end of a quiet cul-de-sac.

This home sits up on a hill, so the garage is underneath and leads into the basement. You head up the front walk to the main entry and come into a tile foyer. You notice immediately that the home is neat, clean and painted in tasteful colors. The flow of the floor plan is a good one with great circulation throughout the first floor. The kitchen has been renovated and tastefully done. A laundry room is adjacent to the kitchen which is a sought after feature in this price range.

The upstairs has 4BR and 2 full baths. The rooms are nice size and the baths have original tile. There is more room then I thought up here. The size from the exterior is deceiving.

The basement is finished with a full bath and bedroom. There is an exterior entry for the garage and plenty of room for a recreation or family room area.

This is a nice home that has been well prepared for settlement. The agent has done a great job in getting this home ready for the market and it should sell in a reasonable time. It is priced aggressively at $820K and I expect it to sell around $799K when all is said and done.

8116 Paisley Court - Inverness Forest - $845,000

Listed By Prestige Properties

Google Map Here

Paisley Court is a lovely cul-de-sac just off Deborah Drive in the Inverness Forest community. This quarter acre lot backs to trees and offers great privacy and shade for nature lovers.

This is a pretty brick and vertical siding colonial with nice curb appeal. The first thing you notice when walking into this home is the white paint. Everything is freshly painted white. Not a bad option when renovating a home, but in this case there is too much of it. There is a lot of natural light in this home, and it may take a moment for your eyes to adjust. The living room and dining room are bright with shiny hardwood. The kitchen has been updated and has a nice tile floor. The windows in the rear of the home bring plenty of light into the kitchen and breakfast area.

The stairway upstairs is hardwood with a period wrought iron rail. The bedrooms are all decent sized and the baths have been renovated recently. The bright yellow tile from 1969 (Groovy baby!) will surprise you in the hall bath...be ready!

The basement is finished and has a Bilco style door to the back yard. The stairs here are steep. Because of the grade and steep slope in the backyard, the stairs could not stretch out too far into the yard. There is also a room with sink that is finished with lots of shelving. I would bet that at some point that this was a darkroom. It would make a perfect darkroom for anyone that still develops their own photos.

This home looks as though it was renovated quickly without any thought of living in it. It should be looked at as a clean canvas that someone buying can paint with their own vision. Door hardware is old and should be upgraded. The wrought iron stair rail could be replaced with a natural wood rail. It would make an enormous difference in the look of the place. A little color on the walls, instead of white will make this show a lot better. Paint the mouldings white and allow the wall colors to contrast.

The house is very nice and can be transformed into a much more attractive home with some paint and elbow grease. The lot is not the best because of the slope in the back, but it ensures privacy. I think that a good price to offer on this home is $800,000.

CONTRACT - 10233 Sundance Court - Inverness Forest - $849,000

Listed by Long and Foster

Google Map Here

This well kept community is near the intersection of Seven Locks Road and Democracy Boulevard. These 25 year old homes still look great and the location is a winner.

The home has great curb appeal. The yard is well maintained and the exterior of the home looks fantastic for its age. It is just foreshadowing for what you are about to see inside.

You enter into a nice foyer with the stairs up on your immediate left. The decor is lovely, paint perfect and detail attractive. You cannot help but be drawn into the home to see more. The kitchen is to the right. I believe it is original, but in great shape. If you had the Formica counters replaced with granite and stainless sink replaced with a nice under mount enamel sink, you would think it was newly refinished.

The dining room and family room are nice size and well decorated and inviting. There is a sun room on the back of the home with a winter view to a pond. It is like being on Walden pond...just a nice, relaxing view. The powder room on this level has been recently remodeled. They did a nice job with new vanity and granite sink tops.

The upstairs has a nice master bedroom and two additional bedrooms. The baths are original but in nice condition. The bedrooms are adult sized and all get plenty of natural light.

The basement is finished and has an additional bedroom and full bath. There is also a nice area for TV and wood burning fireplace. The basement has a sliding glass door in the rear that opens below the deck on to a brick patio. The only complaint I had in viewing the home is the basement toilet was filthy. The baths should always be checked carefully while the home is available to show.

This home has been well priced by the listing agent. I would not expect it to last long at this price, and would expect a sale within 30 days. It should settle somewhere around $830,000 which would be a bargain for anyone smart enough to grab this home.

SOLD - 10959 Deborah Drive - Inverness Forest Towns - $495,000

Listed by Long and Foster

Sold on 2/27 for $495,000 (With $7,500 Subsidy)

These surprisingly spacious homes are tucked away in a lovely enclave off Deborah Drive in Potomac.

Whenever you see a new listing in Potomac for under $500,000 you wonder what you may be getting. Sometimes it is a bank-owned property that is in horrible shape. Although the price of a bank-owned property MAY be below $500K, you would need $150K to bring it back into shape.

I was encouraged when I saw this property come on the market this week. A home in this price range is rare in Potomac and a reason to reach out to first time buyers that are hoping to find premiere schools. There are no lack of buyers that are looking to stretch their budgets to live in the 20854 zip code. Potomac, at under 500K....is an easy sale.

These townhomes from the outside were pretty, but also looked a bit dated. When you see a community that was built in the early 70's you are sometime in for a psychedelic experience. Loud wallpaper, avocado and harvest gold appliances, old shag carpeting....you never know what you may get. When I arrived at this home I was instantly intrigued and anxious to see what was in store.

This is an end unit townhome with a beautifully groomed garden on the side of the home. The stairs to the side entrance were field stone, and ivy decorated the wall next to the front door. So far, so good. The entry brings you into a foyer with ceramic tile. Possibly original, it was interesting, and may even be back in style. The tile upon entry was the last vestige of the 1970's I would see.

This is a lovely home. While compact, it is by no means small. 3 levels of living space surprise you at every turn. The main level has a recently remodeled kitchen, a light and spacious living room, and access to an outdoor deck that wraps around the 2nd floor of the home. The views from the side of the home overlook the garden and woods. A surprising idyllic setting for a home in this price range.

The top floor has 3 bedrooms and 2 full baths. The master suite is larger then you would expect with a small sitting area off of the main bedroom space. A full bath in the master is fitted with black fixtures which somehow work well from a design standpoint. It looks modern and has been kept in good condition. Very hip and retro. The hall bath is pink, a bit dated but again...it works. The 2 additional upstairs bedrooms are adequate size. One is more practical then the other. The smallest bedroom would be better suited as an office.

The basement is a fully finished space with direct walkout to the exterior. The slate patio and garden are accessible from here, and makes this space very attractive. This is the best spot for the TV, and leaves plenty of space to relax after a long day.

This home is a fantastic value. Kudos to the agent that listed this home for pricing it correctly and providing an environment to receive multiple offers. I don't see this one lasting on the market for more then a week, and I would expect to see it sell for close to full price and potentially more.
